What is the difference between a current owner search and a full chain of title search?

A current owner search covers the period from the current vesting deed back through a defined look-back window typically 24 to 36 months, and identifies open liens and encumbrances against the current owner. A full search, also called a full chain of title search or title abstract, traces ownership and encumbrances back 30 to 60 years depending on state requirements, verifying every conveyance and identifying any defects in the chain. Full searches are required for most purchase transactions and all transactions where lender underwriting guidelines mandate extended coverage.

How quickly can you turn around a title search?

Standard current owner searches are delivered same-day to within 24 hours depending on county volume and record availability. Full searches typically deliver within 24 to 48 hours. Date-down and bring-down searches are often completed within 2 to 4 hours for standard counties. Rush turnaround is available on request and subject to county record access constraints. We work to agreed SLAs for each client with escalation protocols for time-sensitive closings.

How do you ensure title search accuracy?

Every title search package goes through a multi-stage quality review before delivery, a primary searcher conducts the search, a senior QC reviewer verifies instruments, chain completeness, and lien identification, and a final check confirms formatting and delivery requirements. Error rates are tracked per searcher and per county, and reported transparently to clients on request. Our committed accuracy rate is 99.9% across all search types.

Our search deliverables are structured to align with your existing title production workflow. If your operation uses a data source, courthouse portal, or proprietary research system not listed here, our team will confirm access, workflow fit, and compatibility before onboarding.

Do you provide title abstracting services in addition to title search?

Yes. Our title abstracting services cover the full compilation of relevant instruments such as deeds, mortgages, liens, judgments, easements, and other encumbrances from the public record for a given property. Title abstraction is a core part of our full search and two-owner search deliverables, and can be provided as a standalone service where required by your workflow or underwriter.

How is my client data protected during the search process?

All client and transaction data is handled under executed NDAs, transmitted via encrypted channels (AES-256 in transit and at rest), and processed in SOC 2-aligned environments. We do not use client data for any purpose beyond the specific search order. Our data handling practices are GDPR-compliant and subject to full audit on request.

What happens if there’s an error in my search?

If we miss a recorded lien or instrument within the search period, we immediately provide a corrected search at no charge, document the root cause, and implement process corrections to prevent recurrence. As part of our Title Production Services quality process, all issues are reported to our QC manager within 24 hours and tracked in our central quality log.
