The client is a leading architectural consultant in Australia. They specialize in architectural designing and construction of residential units and townships at scale.
The client had with them 2D CAD architectural designs for 2,500+ residential units. They needed to convert these into 3D BIM architectural models at LOD 350. 3D BIM models of other disciplines were sourced from different vendors. The scope of work defined for HitechDigital included:
Creation of 3D BIM architectural models at LOD 350
Creation of a coordinated BIM model by integrating BIM models of architectural, structural and MEP disciplines
Interdisciplinary clash detection and resolution using BIM coordination
Extraction of shop drawings from the coordinated model with BOQ and BOM
Hosting of the detailed BIM model along with detailed documents and drawings on the BIM 360 platform

A study of as-is conditions and requirements by the BIM team at HitechDigital highlighted the following challenges:
Incorporating multiple last minute architectural design changes while developing the model was time consuming and iterative
Quick ramp up of skilled team with the necessary domain expertise from 5 to 25 to meet the high volumes of 2,500+ units within a month, posed hiring and training challenges
Seamlessly coordinating with various multi-disciplinary (structural and MEP) offsite design teams across different geographies and time zones was tough
The BIM engineers at HitechDigital created clash-free architectural 3D Revit models at LOD 350 for 2,500+ residential units. The team then integrated the architectural model with other disciplines into a coordinated BIM model. They also extracted shop drawings, BOQs and BOMs from the coordinated model. The model, drawings and documents along with all design updates were uploaded on the BIM 360 platform to enable easy access to all stakeholders.
The team at HitechDigital assessed the input 2D CAD drawings and design detail sketches sent by the client against scope of work.
All the 2D design were converted into an information rich 3D BIM architectural model at LOD 350.
During the process of 3D model creation, all ongoing design modifications were incorporated and an iterative model was generated. The team at HitechDigital raised RFIs as and when required and shared data on the common platform BIM 360.
The architectural BIM model was then coordinated with models of structural and MEP disciplines and then integrated into a 3D BIM model in Revit.
The team then leveraged the 360-degree visibility across disciplines and highlighted inter-disciplinary clashes. The clashes were resolved and a clash-free and coordinated 3D Revit model was generated.
At every stage, client feedback was solicited and incorporated to enhance data validity and model integrity.
Shop drawings (GFC drawings) were extracted from the final coordinated Revit 3D BIM model.
BOQs and BOMs were also generated to facilitate a smooth and hassle-free construction process.
Quality checks at various stages against predefined parameters were performed to achieve the desired accuracy.
